Position Summary Information

Job Summary/Basic Function

Candidate must possess multi-craft skills in the field of facility maintenance, specifically in Heating Ventilation & Air Conditioning (HVAC), with a general knowledge of electrical, carpentry and plumbing. Work will consist of variable shifts and is performed under the supervision of the utility shop supervisor. After hours work, including newly identified is recorded in log books by the employee and reviewed by Facilities Maintenance Supervision. Work can involve potentially dangerous electrical equipment, boiler, and refrigerant gases. Work may involve exposure to inclement outdoor weather. Candidate must follow all departmental safety rules and regulations. He/she will be required to work independently. They will be capable of responding to emergency after-hours calls, eliminating problems when possible, and coordinating with Facilities Maintenance Supervisors on technical work beyond scope. Candidate will be required to work flexible hours and perform other duties as required. Typical duties for this position include:

HVAC: Perform preventative maintenance of HVAC equipment by routinely changing belts, and filters. Monitor and log the operation of cooling towers, chillers, pumps, boilers and other related equipment. Assist in the disassembly, removal, replacement, and installation of HVAC equipment as necessary. Record and log all work performed and parts utilized for work order completion. General knowledge of the use of tools related to the trade. Perform other related work as assigned.

Plumbing: Perform emergency response and repair. Clear clogged building sewer line and fixtures using an auger or plunger. Isolate ruptured water lines by closing valves.

Electrical: Perform emergency response and repair. Reset tripped electrical breakers, fire alarms. Change light bulbs. Isolate defective electrical equipment as required.

Carpentry: Perform emergency response and repair. Enable student access to defective dorm room entry doors using expedient door opening techniques. Operate basic carpentry tools to fabricate wood panels to secure doors/windows in the event of an emergency.

Perform preventative maintenance on facility equipment as required.

Minimum Qualifications


Two years of generalized maintenance experience working in the building trade industry. Prior facility maintenance experience is preferred. Technical training can be substituted for actual hands-on experience.

1. Possession of a valid vehicle operator’s license
2. High school diploma or GED. Specialized technical or vocational training in a maintenance related trade (i.e. mechanical, electrical, heating and plumbing) is preferred.

Knowledge, Skills and Abilities:
1. General knowledge of the practices, procedures, tools, equipment and materials used in the maintenance and repair of buildings and related systems (i.e. mechanical, electrical, HVAC and plumbing)
2. Must possess excellent interpersonal skills. Must maintain excellent customer service. Position requires routine interaction with students and staff.
3. Ability to plan/organize work, resolve problems and ensure completion of assigned work
4. Have basic computer skills. Should be familiar with Microsoft Office applications and Microsoft Outlook.
5. Must have the ability to work independently with minimal supervision
6. Must have excellent customer service and communicative skills
7. Must be willing to work overtime hours and rotational shift-work as required
